How many apartments are there?
Latitude 37 East and Latitude 37 West are two separate developments
on separate titles with separate Body Corporates. Latitude 37 East has
51 apartments and Latitude 37 West has 44 apartments.
What facilities do I have close-by?
The tepid baths, which are managed by the YMCA, provide a swimming pool,
gymnasium facilities, sauna and steam room, together with aqua aerobic
classes and includes a shop and cafeacute;. This is only two minutes
walk from Latitude 37.
Les Mills Health and Fitness Centre within five minutes walk, provides
one of the most comprehensive gymnasiums with associated facilities,
in the Auckland area.
Queen Street is within six minutes walk, and provides comprehensive
shopping, banking, commercial and entertainment facilities.
The Ferry Terminal is six minutes walk and provides access to ferries
which will take you on a 10 minute ride and you are in the centre of
Auckland's historic Devonport, where you can enjoy boutique shopping,
and its many restaurants and cafeacute;s. A 20 minute ride takes you
to Waiheke Island giving access to beaches, vineyards and wineries.
Ferries are also available to Northcote, Birkenhead, Gulf Harbour, Great
Barrier and a number of harbour and gulf cruises.
An eight minute walk takes you to Victoria Park, Victoria Park Markets,
Westhaven Marina and the New World supermarket at the bottom of College
Hill.
There are approximately 40 restaurants and bars within a few minutes
walk, a few of which include Sails Yacht Club, HQ, Kermadec, Viaduct
Central, Loaded Hog, Harbour Side, Cin Cins, Euro, Wildfire, Liquid,
CVC, Auzo, Finz, Santorini and Big Boat Cafeacute;. A number of these,
together with boutique shopping, are located in the redeveloped Viaduct
Harbour precinct.Are there any private berthage facilities proposed
in the immediate area?It is proposed that there will be availability
for private boats to drop off and pick up in the vicinity. There are
a limited number of berths available from 16m to 50m adjacent to Hobson
Wharf being marketed by Ports of Auckland. There is also a private marina
adjacent to the Team New Zealand/America's Cup base.
What sort of events are likely to be held in the Viaduct Harbour?
The America's Cup has recently finished and the next Louis Vuitton Cup
will start in October 2002. The next America's Cup will be held in February/March
2003. This is expected to be bigger and brighter than the 2000 event,
when 3.6 million people visited Viaduct Harbour between October and
March. Other events will include dragon boat racing, international triathlons,
boat shows, race stopovers, etc. The Council estimates that there could
be events for up to 40 days of the year. Latitude 37 provides the opportunity
to purchase and be part of these stunning events.
What happens when major events are held in the area?
During October 1999 to March 2000, 3.6 million people visited the area
- up to 80,000 in a day. There were little if any problems or disruption
during that period, and a lot of important information is now available
for the control and management of such events.
Carparking
Carparking is provided in a fully enclosed and secure basement, which
is accessed by both stairs and lift from each apartment level. All apartment
prices include either one or two carparks (this is indicated on the
information sheet). Access to the carpark is via Pakenham Street, the
security door is operated by a remote control from within your car.
One of the many features of Latitude 37 is that all carparking is concealed
under cover and not visible to residents or the public.
There is a public parking building adjacent to Latitude 37 which will
provide ample parking for visitors.
Storage
All apartments include a storage locker in the price. The storage lockers
are located in the basement carpark.
Is there an on-site manager?
Yes. Sharon and Rod Clarke are the on-site managers. In addition to
looking after the complex, they provide apartment management, cleaning,
servicing, shopping and letting services.
What facilities are available should I decide to lease my apartment?
There are a number of management companies familiar with this development.
At your request, they can manage your apartment on your behalf. Also,
Latitude 37 Accommodation Ltd is a company which concentrates purely
on leasing and servicing apartments within Latitude 37. It can provide
long-term ongoing management of your apartment. The Building Managers
also provide a similar service.
How much would this facility cost me?A general guideline would be approximately
10% of the income.
What costs will there be associated with my apartment assuming that
I purchase ?
The outgoings include a body corporate fee, a ground lease fee (which
forms part of the body corporate payment) and your Council rates. The
ground lease and body corporate outgoings are pro-ratered. Your share
of the overall cost is dependent on the value and size of your apartment.
This means that the smaller apartments aren't subsidising the larger
apartments, and therefore provides a fair system to all users.
What will happen to the Cup bases along the Lighter
Basin?
The promenade will carry on around the Lighter Basin and along the side
opposite to Latitude 37, returning around the end along side the Marina
to Halsey Street.
It is proposed that the area between the promenade and Halsey Street
that used to be known as the Log Farm will become apartments/residential.
The area on the south side of Viaduct Harbour Avenue where the Expo
Pavilion was during the cup could become a hotel.
What
is the future of the Viaduct Harbour?
Viaduct Harbour has been referred to as the Heart of Auckland City.
Since the start of redevelopment nearly three years ago, approximately
$100 million has been spent on the infrastructure by America's Cup Village
and Auckland City Council. This includes the construction of the areas
for the Cup bases, dredging of Viaduct Harbour to give a minimum of
3.5 metres at low tide. A new stormwater system was installed to prevent
any discharge into the area. New public promenades and public open spaces
(Waitemata Plaza and Market Place Plaza) have been created. The roads,
footpaths, planting, seating and lighting in Viaduct Harbour are all
new.
Private development has added in excess of another $300 million. This
includes Latitude 37, Maritime Square Office Park, The Point, Quays,
The Sebel, Princes Wharf, two carparking buildings, redevelopment of
the old markets building, and redevelopment of the old Winstone building
- all of which contributed to the label, "The Heart of Auckland
City", and ensure the growth of this area in the future, reinforced
with the Louis Vuitton in October 2002, and the America's Cup in February/March
2003. The super yachts and tourism have also added their weight to the
growth and popularity of the area.
